Can you hold a place before I apply?
No, we typically do not hold units. On a case-by-case situation, we can have a conversation with an owner and present the situation. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Here at A Level Up Property Management, we only take payment of the first month's rent and security deposit. In the chance you start your lease after the 15th of the month, we will ask for the partial month's rent as well. -
How old do you have to be to apply?
In Colorado, the age of 18 years has been determined to be the age of majority. -
Is the deposit refundable?
Yes, the security deposit is refundable. If the home is returned to the owner the way it was presented, your SD will be returned. In some cases, there will be addenda associated with the lease terms (lock changes, carpet cleaning, etc.) that money will be removed to fulfill the required items. -
Who needs a cosigner?
Most people who need a cosigner do not have the credit score or make the required income to meet the owner's requirements to rent the property. -
I want to get a pet. What do I do?
Typically, the lease will set the guidelines on owning a pet. If you want to or are thinking about getting a pet, the best path is having an open conversation with the property manager or the owner. Going behind the owner's back and just getting a pet might get you in hot water and could end up in fines or eviction. -
I want to move out, but my roommate wants to stay. What do I do?
I have been asked this many times, and there is not a simple answer to this question. There are so many variables to consider. Some owners will not sublease, period; some owners will. How will the security deposit be dealt with? Most of the time, the new tenant will have to go through the same background, income, and criminal history check the existing tenants did. The best way is really on a case-by-case basis. -
My lease expiration is coming and I want to move out. What do I do?
We require a 60-day notice in writing. -
Who is responsible for paying for repairs & maintenance requests?
A Level Up Property Management has a very detailed lease going into what would be considered damage and what would be considered wear and tear. Each situation is looked at separately and presented to an owner. We are not here to benefit financially on maintenance but to preserve the owner's investment and provide a great home for a tenant.
