Am I required to make my property available to Section 8?
This is a question that we answer a lot. Some owners we represent like the steady income the government housing programs provide. Some owners do not like the tenants they think come along with the programs. We have had both great tenants, and some not so great. The law is that you cannot decline a person a place to live based on the source of the income. We can decline a person on other factors ie : credit score, evictions ect. -
Are you licensed?
Yes to run a property management company you must be licensed and insured in the state of Colorado. -
Can I reach you after hours?
Yes we provide 24 services for emergencies. Typical communication we respond the next business day. -
Can you put the money directly into my account?
Yes we provide ACH transfers incoming and outgoing. -
Do I get to see the lease or sign it?
The lease is between the owner and the tenants. We are just the vehicle that get the document to both parties for execution. -
Do you sell real estate too?
If this is inquired about, we aspire to be your one stop shop for all of your real estate needs and that also includes selling real estate. Our goal as listing agents is to help you sell for the highest price, in the shortest period of time, with the least amount of inconvenience. -
How and when do I get my checks?
We send owner distributions on or around the 9th-12th of each month. The law states the tenant has till the 8th of each month to pay rent before late fees can be added. Most tenants pay on time but some do wait till the very end. So we wait till the grace period is over before sending distributions. -
How is rent collection handled?
We have tenant portals set up to make paying rent simple and fast. They log onto our website and hit pay rent. Its all electronic and efficient. -
How long of a lease do you sign?
Our standard lease is one year. Depending on the situation we can vary the terms to work best for time of year and the owners bottom line. -
How much security deposit do you charge the tenant?
We typically hold one month's rent in security deposit. -
How soon can you start managing my property?
We typically can get a property up and running in about a week. Situations vary but we do our best to minimize rent loss for the owner. -
What type of reports do I get and how often?
We typically run month end statements and year end statements. -
Who holds the tenant security deposit?
A Level Up Property Management holds all security deposits
